Objective
The Senior Project Manager supports the management of all activities related to assigned industrial and commercial projects. The position ensures that projects are completed effectively within cost, schedule, quality and safety parameters. Additionally, the Senior Project Manager is responsible for building and improving customer relationships to help grow Modern’s customer base and project opportunities.

Essential duties and responsibilities
Establish means and methods to achieve project profit, quality, and schedule goals for each project
Build long-term relationships with owners, architects, general contractors, and engineers to promote customer loyalty
Actively cross-sell all Modern affiliates to clients
Actively prospect for new clientele
Lead project kickoff and closeout meetings
Review job estimates and prepare project budgets while estimating and negotiating change orders
Perform estimates (plan/spec, design-build, design-assist) and/or coordinate with pre-construction/estimating teams
Coordinate the execution of submittals, buyouts, contract changes, subcontracts, and purchase orders
Ensure that all contract administrative requirements are timely and complete project turnover meetings
Track, forecast, and report labor hours and track material/equipment costs and deliveries
Maintain working knowledge of general conditions, work scope, and specifications of project contracts/subcontracts
Lead and supervise project managers, assistant project managers, superintendents and foremen as assigned
Review and complete Work in Progress (WIP) projections with assigned project managers and assigned projects
Collaborate and communicate with executive project managers and/or market leaders on current project portfolio to include how projects are performing, challenges, customer relationships, etc.
Responsible for safety compliance and quality control
Collaborate with field labor supervision to plan, organize, and schedule project work, including the preparation of contract-integrated project schedules
Collaborate with the design team on design-build projects
Review contract drawings, detail drawings, and specifications to ensure accuracy
Review fabrication shop work packages, including detail drawing review, material take-off, and man-hour fabrication budgets
Review vendor/subcontractor invoices and approve as appropriate
Ensure the monthly owner billings are completed, which includes accurate monthly WIP (Work-In-Progress) reports with PM’s on team
Administer project closeout operations, such as coordinating final billings and submitting training documentation. Ensure full compliance with Modern Companies Inc. safety program at the jobsite
Perform other duties as assigned
Required knowledge, skills, and abilities
Must be a self-motivated individual
Knowledge of how to read and comprehend blueprints

Experience managing large, complex projects
Intermediate Computer skills including MS Word, Excel, and ability to learn new technology easily

Work environment considerations
Leadership and oversight responsibilities require consistent start times and work weeks
Must be able to work in high-pressure situations facing strict deadlines. Extended shifts may be necessary, and hours will often exceed 40 per week to perform duties effectively
Must be familiar with job site safety requirements and be prepared to wear a hardhat, work boots, and goggles at potentially hazardous job sites
Work on construction sites will typically have more challenging access and terrain

Qualifications and education requirements
Construction Management or Construction, Mechanical, or General Engineering degree preferred and/or completion of a qualified Mechanical apprenticeship program
+10 years’ experience in the mechanical contracting industry is preferred, but not required
