Position Description

We are looking for a highly experienced and energetic Maintenance Sales Representative that has a proven record of success bringing in new business and exceeding customer expectations. Responsibilities include maintaining the current customer base and identifying new service/ maintenance opportunities. Maintenance Sales Representatives work directly with our customers and must maintain a neat and professional appearance and be well-spoken, enthusiastic, resourceful, and professional.


Essential Duties and Responsibilities:

  • Generate leads and develop detailed sales plans to effectively penetrate accounts and meet sales goals.

  • Prepare and present proposals and service contracts to new and existing customers.

  • Survey mechanical systems for accurate inventory of system components, appraisal, evaluate general conditions and recommend best maintenance programs.

  • Identify prospects in the designated territory, generate and follow up with leads and referrals.

  • Negotiate prices and terms of Maintenance Contracts.

  • Maintain a weekly log of activity (required), up to keeping the log in a CRM tool.

  • Interpret drawings, equipment, and job-site conditions.

  • Travel to customer sites within designated territory.

  • In-state & occasional minor out of state travel is required (Up to 10% overnights)

  • Strong verbal communication skills, including ability to keep others informed.

  • Maintain positive customer relations while resolving concerns and answering questions.

  • Must be able to complete tasks in a timely, self-directed manner.

  • Ability to work well independently and as part of a team.

  • Performs troubleshooting, understands repair, and preventative maintenance.

  • Maintains a safe and secure working environment by following codes, regulations, safe practices, Modern safety requirements, and owner safety requirements.



Required Knowledge, Skills and Abilities

  • Must be self-disciplined and results driven.

  • Ability to climb ladders to access roofs for building surveys.

  • Technical knowledge in the HVAC industry is not a requirement, but considered an asset.

  • Strong business acumen.

  • Ability and skills to manage the entire sales cycle is essential.

  • Strong mathematical and/or financial background is important.

  • Advanced organizational and time management skills to maximize productivity.

  • Strong written and oral communication skills to communicate at all levels.

  • Attention to detail and ability to multi-task job responsibilities.

  • Excellent analytical and critical thinking skills.

  • Computer competency (Microsoft office, Outlook, pricing and proposal software).

  • Strong relationship builder and influencer comfortable working with leaders at all levels.

  • A demonstrated record of success in selling services or other intangible offerings is preferred, but not required.

Work Environment

  • Must be able to work in high pressure situations facing strict deadlines.

  • Hours may exceed 40 hours per week to effectively perform this position.

  • Required to stand, walk, stoop, sit, use hands to handle material.

  • Must be familiar with job site safety requirements and wear a hard hat (when required), work boots, gloves, and safety glasses on all job sites when required.

  • Most time will be in the field at customer locations.

Qualifications and Education requirements

  • Bachelor’s degree and/or 1 – 2 years of previous sales experience (especially selling intangibles) is considered an asset, but not required.

  • Valid Driver’s License is required.

  • Ability to work comfortably with heights is required.

  • Demonstrates a Mechanical aptitude.
